STAR AND SHADOW TENANCY AGREEMENT WITH SUB TENANTS
I.E WITH POLYTECHNIC AND PATFORM

An agreement for a license made this..... day of .....(month) ..... (year) between The Star and Shadow Cinema CIC of .... (address) (hereinafter called 'The Licensor') of the one part and of ...... (name) (hereinafter called 'The Licensee' of the other part.

Whereby IT IS AGREED THAT AS FOLLOWS

1. The Licensor agrees to let the Licensee occupy and the Licensee agrees to occupy the rooms/ studios at and being number/name ..., ....(address), (hereinafter called 'The studio premises') for the term of ... months from the first day of .....(month) ..... (year) and thereafter until the last day of .....(month) ..... (year) to include either party giving to the other not less than .... (weeks) notice to quit, in the event of termination of occupancy to determine the license created at the license fee of ...(£) per month inclusive of rates payeable in advance, first payment due on .....(month) ..... (year), and on the first day of each month thereafter.

THE LICENSEE HEREBY AGREES with the LICENSOR AS FOLLOWS:

i. To pay the license fee at the times and in the manner aforesaid.

ii. To use 'the studio premises' with proper regard to the status of a licensee.

iii. To maintain a proper regard and care in the use of services/ installations in 'the studio premises' for the supply of water and electricity.

iv. To keep in good and complete repair, order and condition the interior of studio number/name ..., the painting and decorating thereof and the fixtures and appliances therein.

v. not to use or permit 'the studio premises' other than that defined by this license as non-domestic.

vi. That the licensee is the sole occupant of 'the studio premises' and will not sub-let 'the studio premises' to any otherperson or persons.

vii. Not to permit to be done upon 'the studio premises' any act or thing which may be a nuisance, cause damage or annoyance to the licensor or the licensees or occupiers of adjoining 'studio premises' or the surrounding area.

viii. That the licensor or any person authorised by the licensor in writing may at reasonable times of the day or by giving 24 hours notice to the licensee, enter the 'studio premises' for the purposes of viewing their condition and state of repair.

ix. At the expiration or sooner determination of the licence to deliver up to the licensor in such condition and state as shall be consistent with the due performance of the obligations of the licensee herein contained.

x. That there is no re-accomodating liability at the expiration or sooner determination of the license.

xi. PROVIDED that if the license fee or any part thereof shall be in arrears twenty eight days after the same shall have become due or in the breach of any of the agreements on the part of the licensee herein contained, the licensor may re-enter upon 'the studio premises' number/name... and immediately thereupon the occupancy shall be absolutely terminated but without prejudice to the pther rights and remedies of the licensor. ALL keys to be returned to the licensor immediately.

xii. In addition to the normal terms and conditions the llicensee agrees to vacate the premises at .....(address) and remove all belongings and personal items by or on a date arranged by the licensor in accordance with the end of the licensor's own tenancy at the premises. The licensor agrees to give not less than 12 weeks notice of this intention.


THE LICENSOR HEREBY AGREES with the LICENSEE AS FOLLOWS:

xiii. To allow use of public areas of the building, namely the social area, the cinema area and any other area to meet the objectives of the licensee so long as written permission has been granted by the Licensor for that use no less than 7 days before that use.


xiv. I hereby agree the terms and conditions herein set out related to 'the studio premises', and acknowledge receipt of a copy of the terms and conditions.
